This charming Maison en pierre Le Garric , located in the heart of Cabardès, welcomes you into the land of the Cathars.

Situation of the villa:
This villa with private pool lies in a green and quiet surroundings on the outskirts of the village. With nearly no traffic arround. 

Interior:
The living room is to the south, in the center of the living room there's a fireplace, dining area which is separated by the fireplace from the sitting area.
 
The open kitchen is equipped with an oven, a microwave with grill, induction hob, a dishwasher,  a fridge freezer and  Senseo coffee machine.
 
The house has 4 bedrooms, three on the ground floor: one with a large 160 bed, one with two single beds and the third room with a single bed with a trundle, suitable for two people. On the first floor there is also a large bedroom with a bed of 160.
 
Two bathrooms: one on the ground floor with a shower, bath and double wash basins. the second bathroom on the first floor has a shower and wash basin.
 
Each floor has a separate toilet. 
  
On the first floor you will also find a home cinema (127 cm plasma screen, satellite TV, DVD and CD) and a play area for children.

Outside:  
The mature garden is situated around the house and is fully fenced. From your terrace you can enjoy the view over the Pyrenees. Outside you will find a terrace with pergola, a barbecue and comfortable garden furniture for 8 persons. The private pool 9 x 4.5m is fenced and closed with a gate, there is also a swing for children. 
A garage and a utility room with washing machine are available. 

In the village itself there are no facilities such as shops, restaurants and cafes. At 5 minutes from the village you will find these facilities in:
 - Saissac (6 km): grocery, bakery, butcher, petrol station, post office, restaurant
 - Montolieu (6 km): grocery, bakery, restaurant, bar, tabac, newspapers
 - Cuxac Cabardès (8 km), grocery, bakery, butcher, restaurant, post office, café
 - Fontiers Cabardès (4 km): grocery/tabac/papers, café, restaurant.

In Carcassone (approx. 20 km) you will find several large supermarkets, and every imaginable amenity.

500 meters from the villa there's a new tennis court which can be used.
 
Within a radius of 25 km there are : La Cité in Carcassonne, Village du Livre (Montolieu), Canal du Midi, many lakes and rivers, Cabardes vineyards, Cathar castles, golf courses, Traditional markets (Revel Carcassonne), caves (Limousis, Cabrespine).
 
Discover: Ville Rose Toulouse (Airbus Industrie, Cite de l'Espace). Cathédrale d'Albi. The beaches of the Mediterranean Sea, stations de ski des Pyrénées. Principauté d'Andorra (duty free shopping). Collioure and Ceret.
