In the middle of the wine region of La Livinière there is the beautiful villa J’Adore with private pool overlooking the vineyards, the Pyrenees, La Montagne Noire and the surrounding villages.
The villa is fully fenced with an electric gate and stands on its own ground of at least 5000m², with Mediterranean plants and complete privacy. Here you can find real tranquillity. The house is well accessible for wheelchairs and has two separate wings, each wing with a private bathroom and separate toilet.
The villa is fully equipped with central heating and a fireplace in the lounge. There is also a large carport.

Interior:
Through the entrance you will enter the spacious room/living room (63m²). From the dining room you will enter the lounge. Around the fireplace there are three comfortable sofas and coffee tables. There are many books (French) and in the mezzanine (located above the living) is a flat-screen TV with satellite reception, DVD player, video and CD-player (there are also English- and French-speaking films). You can also use the Internet (ADSL).
The open kitchen has a cosy breakfast bar and is equipped by a stove, oven, microwave, American refrigerator, dishwasher, Senseo coffee maker, toaster, mini-oven, kettle, rice cooker, food processor and blender.
From the spacious kitchen you enter the dining room with patio doors that open onto a large covered terrace and the private swimming pool. In the dining room you will find a dining table with chairs. On the terrace there is also a large table with chairs.
In the separate utility room with sink you will find a washer, dryer, ironing board and iron and all necessary cleaning materials. The water in the house is decalcified.
In several rooms airco is available.

There are three bedrooms and a mezzanine.
The Masterbedroom has a double bed (2x90x200cm) and walk-in closet. There are double doors to the terrace which is facing south. Additionally there is a bathroom with bath, separate large shower, bidet and washbasin. The corridor has a separate toilet with fountain. In the other wing of the house are two bedrooms each with a double bed (one of 2x80x190cm and 160x190cm) these rooms have doors opening onto the terrace. All bedrooms have sufficient closets. The second bathroom has a bath and washbasin. There is a second separate toilet with fountain. On the mezzanine you will find a double sofa bed, desk and bookcases.

Outside:
The pool (10x5m) with walk in steps is surrounded by spacious terraces with enough sun loungers. There is also an outdoor shower. Of course there is a barbecue available.
There are three terraces, sixteen chairs, three tables and ten chairs.

Villa J’Adore gives you the opportunity to celebrate your holidays such as holiday is meant.

Capacity: seven to eight people. The villa is ideal for two families. Pets are not allowed.

In La Livinière you will find a small supermarket, bakery and wine caves where you can taste fantastic wines. La Livinière has a special designation for its AOC wines.
In the village below Felines there’s a small supermarket which is open on Sunday morning.
You can do your shoppings in La Redorte (Intermarché), Peyriac (large SPAR), Olonzac, Caunes, Carcassonne Trèbes and the larger supermarkets such as Geant and the Intermarché.
