From the house you have a beautiful view over the vineyards of the Minervois to the "La Clape" Mountains and the Mediterranean Sea (25km as the crow flies). The large area of 3500m2 offers plenty of privacy.

Interior:
The house has two floors and has five bedrooms and two bathrooms.
At the first floor: entrance, central hall with stairs, master bedroom with a double bed with two mattresses 90x200cm.  Bathroom with bath, toilet, sink, washing machine and dryer. There’s a garage. In the central hall you will find an extra large fridge and a freezer.
At the second floor: spacious lounge with an open kitchen, dining and sitting area, satellite TV (including receipt of Dutch channels), CD / DVD player.
The kitchen is fully equipped including a dishwasher, combination microwave, oven, hob, fridge, freezer, Senseo and coffee machine.

Second bathroom with shower, toilet and washbasin.
Bedroom (2) with one double bed of 140x200cm. Bedroom (3) with one double bed of 160x200cm and one bedroom (4) with a single bed  ( 90x200cm).
Through a separate staircase from the hall you reach the fifth bedroom with a double bed of 160x210cm with  matresses ( 80x210cm). This large bedroom has a private terrace.
Acces to wireless internet.
All windows have double glazing, nearly all hatches have screens.
The villa is heated by electric heating in all rooms and is suitable for winter stay.
A cot, high chair and babybath are present.
You can also use various books and games.

Outside:
The living room offers access to the terraces, the pool, pool house, barbecue and  has shade of a tree.
The terraces have an area of over 160m2 and are partially covered.  There’s  lighting, plenty of loungers, tables and furniture.  The terraces are surrounded by the garden, covered with oleander, hibiscus, palms and other Mediterranean vegetation.
The pool of approximately 5.5 x10m is tiled and equipped with an overflow edge, underwater lighting. There is also an outdoor shower.
At the pool you will find a large pool house with lockable bar and fridge freezer.
There is a barbecue and a lookout tower overlooking the pool, woods and vineyards.
